Overland Collective was built on a simple conviction: communities deserve owners who stay. We acquire RV parks and mobile home parks not to strip and resell, but to invest in them for the long haul, upgrading infrastructure, sharpening operations, and building places people are proud to call home.

  • 50+ pads minimum, with preference for Tenant-Owned Homes; some Park-Owned acceptable
  • $150k+ annual NOI or meets minimum 50-site threshold with value-add opportunity
  • Within 45 minutes of growing metros
  • No waste treatment plants
  • Open to creative financing, seller financing, and JVs
  • Focus on cash flow and value-add with a 5-year hold

RV Parks

  • 50+ sites minimum, open to mixed-use parks
  • $150k+ annual NOI or meets minimum 50-site threshold with value-add opportunity
  • Established or underperforming parks, transient and long-term
  • No flood zones, high crime areas, or declining markets
  • Preference for strong amenity potential with room for upgrades
  • Focus on operational improvements, rent growth, and amenity enhancements
